Infrastructure Systems · Facility Modernization
Modernize the Whole Building, Not One System at a Time
Infrastructure Partners (IP) is designed to fund and deliver facility-wide upgrades (HVAC, chillers, lighting, envelope, air quality and controls) as one coordinated project under a single long-term service agreement.
What It Includes
Piecemeal upgrades leave savings on the table and complexity in place.
Building systems affect each other. New lighting changes cooling loads, controls change how equipment runs, and envelope improvements change how much capacity you need. Modernizing them together delivers more and costs less to manage.
- HVAC, rooftop units, boilers and heat pumps
- Chillers, cooling towers and chilled-water optimization
- LED lighting and lighting controls
- Building envelope improvements
- Indoor air quality and ventilation
- Building automation and controls
One Project
Building systems are engineered together, delivered together and maintained together through the term.
Underwritten Before It's Built
Facility projects are modeled as a whole building, so savings from each system are counted once, and counted accurately.
One building, one plan, and one partner accountable for how it performs.
No capital outlay. No vendor juggling. No guessing about long-term performance.
Built for the sectors that depend on it.

Every system follows the same disciplined path.
Feasibility & Preparation
Utility data, site conditions and goals are reviewed to see whether an opportunity exists.
Technical Underwriting
The system is modeled against real load, rate and operating data before capital is committed.
Structured Funding
Qualified projects are structured as long-term service agreements, with no upfront capital and no traditional debt.
Engineered Delivery
Design, permitting, procurement and installation are coordinated through vetted engineering and construction partners.

Infrastructure 2.0
Upgrade Without Capital Investment
Infrastructure Partners is designed to fund and deliver facility-wide modernization through Infrastructure 2.0. Design, engineering, equipment, installation and ongoing maintenance are packaged into one long-term service agreement, so improvements are paid for over time from the savings or value they create, not from a capital budget.
Structures vary by project, jurisdiction and accounting treatment. Each engagement is reviewed with the client’s own financial and legal advisors.
No Upfront Investment
Qualified projects are structured so you don't fund design, equipment or installation up front.
No Debt
Structured as a service agreement, not a loan, bond or lease.
Fully Maintained
Service, maintenance and performance monitoring are built into the term.
Improved Cash Flow
Payments are designed to track the savings or value the system delivers.
